Measure before you buy a bra!

A research team in Britain has concluded that the measurements used to determine which size of bra a woman needed chest and cup size – are inadequate.

These measurements tell you nothing about the shape and size of the breasts. The average size of breasts has increased from 34B in the 1950’s to a 36C today.

Nonetheless, once you have established what your bra size is, don’t assume that this size will never change. With weight loss and gain, or muscle building, the breasts changes in shape and size, and as one gets older, they tend to lose tone and sag. This means that a new bra size and style will be necessary.

Mothers should take their daughters to professional fitters to ensure that at the early stages of development, their breasts are well developed, their breasts are well supported and will not affect their spines and necks in any way while they are still growing.

With the correct size and style bra you will not only look stunning, but will feel much more comfortable, and most of those niggling aches will disappear.

Natie Spangenberg, owner of Krugersdorp Pandora Bra Studio and a leader in the Industry will be visiting the Cansa in Stilfontein on the 5th of February 2004. Natie has ten years experience in the industry, she holds regular talks on RSG and also feature in some of South Africa’s leading female magazines.

If you would like to have your bra size determined professionally by Natie, this include Mastectomy Bras, you can phone

Bettie Human @ (018) 484 4299 or 082 399 7194. Booking is essential.

Are you in sales or do you know of someone who is?

How to Persuade Anybody to do Almost Anything:

Jaques de Villiers will be presenting a sales seminar at the Protea lodge on the 11th of February 2004. He is renowned as one of South Africa’s best marketers and people that put his methods to use has experienced massive growth in sales. Take the time to read through the next few paragraphs, you will be amazed.

Your sales people will discover:

· An everyday biblical principle that will increase your chances of getting commitment by a startling 79%.

·  32 Power Words that Sell.

· The 4 most powerful words in the English language.

·  How to become 43% more persuasive by using one simple technique.

·  How to get people to buy from you ... even if they don’t like you!

·  How to get rejection to work for you.

·  The one “mother load” word to use to get you a 137% greater response.

· How a technique used by Catherine the Great to persuade her subjects to eat potatoes (they thought potatoes were poisonous and wouldn’t touch them) can be used to great effect to gain commitment.

· And much, much more …

This seminar is crammed with powerful persuasion techniques that are designed to mesmerize your prospect. The great thing is that these techniques are designed to slot into your existing sales pitch. Not only do they compliment what your sales people have been taught, they also increase the chances of closing a deal in a win-win way (good for you, good for your client and good for the greater good).

Your

Seminar

Presenter:

Jacques de Villiers

Over the last half-decade sales teams I have consulted to, have used these techniques in the field – where it counts – in front of prospects and clients. After consulting with hypnotists, psychologists, interrogators, investigators and top sales professionals and vigorous testing, I’ve distilled the ones that work into 56 techniques.

Some of my influencers (the one’s I rate as master persuaders) are Winston Churchill, Franklin D. Roosevelt, Dr. Martin Luther King, Ghandi and John F. Kennedy. And then we have the living master persuaders; Anthony Robbins, Margaret Thatcher, Seth Godin, Dr. Robert Cialdini just to name a few.

While consulting and implementing marketing and sales strategies is my forte, I have been invited to speak at sales seminars and conferences.

Testimonials

“Jacques, your suggestions and inputs into Belle Regalo have been of tremendous benefit. Your techniques have been easy to implement. More importantly, they have translated into quantifiable results. “I used one of your techniques and was able to get 20% of my patients to set up appointments with me immediately.” – Dr Dave Kaplan

“I got 13 new clients in two hours just by asking. Thanks for the tip.” – Faith Magubane – Hairdresser

“If you want your parking lot cleared out, Jacques is your man. My sales people are now where they are supposed to be – in front of the clients instead of sitting in the office. As a result our turnover has tripled.” – Dave Leyshon – Managing Director - Specichem

Watch out Eroll Arendz!

Clyde Bennett, student of the North West School of Design in Klerksdorp has been selected as a finalist for the 10th Annual, South African Fashion Designers Association/Vukani Awards.

Clyde, a bursary student originally from Vereeniging won a bursary to the value of R 20 000.00 to study Clothing Design at the North West School of Design after winning the Potchefstroom Herald Fantasy Fashion competition last year.

What makes this such a remarkable achievement is that this is the third consecutive year that a North West School of Design student has been chosen as a finalist for this prestigious Fashion Design Competition.

The theme for this year’s competition is “Badimo,” which means ancestral.  Clyde’s inspiration for his designs is truly Proudly South African, and

he concentrated mainly on the History of South Africa, using beads and  raw materials that was used in the past.  He glamorized this to the full extreme for a modern, young and wearable range.  “I would like to set the Fashion World on fire, with my forward thinking designs.”  Clyde added.

A special word to Clyde from the principal, staff and students of the design school: “We stand in awe of your creative designs and we trust that you will produce this range into high quality garments, which will not only astound the judging panel, but also the rest of South Africa!.  Good luck.”

We appeal to members of the public to please try and assist Clyde in his quest for success and being a bursary student, he would appreciate any donations to assist him for transportation to and from Johannesburg for all his various fittings, and for materials that he needs to purchase for his range of designs.

For more information, please contact the school on: (018) 468 1715.

‘n Woordjie van die Redakteur

Terug innie Stad

Mag almal se jaar in Klerksdorp net goed wees.

Of as u wil e-pos: marketing@yourcity.co.za

Of pos na: Posbus 7276,Flamwood 2572.

To Your News:  “Sê jou sê!”

Dear Sir, firstly I think that having another local newspaper is a wonderful idea.  I’ve only seen one edition of your paper, Vol:4 11th December 2003 & I don’t agree with everything.  I do like the Sports and Property sections.  Your front page leaves much to be desired, having a car advert even in a news sort of way, it is a big put off.  Rather a lovely girl or a beautiful child or even Father Christmas, if important news isn't available, would be better to grace your front page.

Your news is lacking (not enough) and no smalls at all!!  Where is the ladies or teen or even kiddies section?  A gardening corner would be nice, even some competitions and lots and lots of local news, about every day ordinary people, would be interesting.  I’m sure there is an abundance of news available in the KOSH area.

Sorry if my comments are not quite what you would like to hear and another thing: “Do make your newspaper more available, for instance delivering to houses, as a lot would be readers have no idea that your newspaper even exists.  It was just by luck that I happened to see a copy, I myself have no idea where to obtain further editions, or how often the paper is available.

Yours Faithfully, Mrs. Jenny Vans.

Reply from the ed:  Thank you for your interest in our newspaper and for your honest opinions.  It is rather a pity that you haven’t seen any other editions, for our front pages have been covered with a range of themes that we think proper for that specific edition.  It ranged from beautiful young ladies, Father Christmas’ Miss Clausse and yes, car adverts.  Why?  Because it’s over a R10 million project that has been invested into Klerksdorp’s community.

To come back to your comment about the distribution of the paper.  We started by distributing it throughout Klerksdorp’s residential areas and used to put the paper in a lot of postboxes, but it didn’t have the desired effect.  Therefore we started to distribute at robots and various shops, every second Thursday.

Your concern about content and the shortage of for instance smalls, are valid. Do please keep in mind that we only launched this paper last year 30 October 2003.  Rome wasn’t build in a day, and a paper that carries the communities interest, will also take a while before it comes to it’s full potential.  Once again, thank you for your comments, it’s only through such letters that we will be able to build this paper to the heights that we want to.

Liewe Your News

Ek het so pas julle koerantjie vanoggend gekry, by die deur as ek inkom by die Stadraad van Klerksdorp. Ek dink julle koerant is “bakgat”, want dit is soos “early bird catches the worm” en glo my, julle vang baie lesers vroegoggend.

Groete

Marcelle de Beer

Liewe Your News

Are buyers willing to pay for quality ?

Property buyers, like all other consumers, generally have a keen eye for a bargain. But it seems that they are currently disinclined to make any serious compromises in order to achieve savings when buying a home.

And, while this attitude has obviously been fostered by the steep decline in home loan interest rates since June last year, it is underpinning price rises and could ultimately actually negate the additional affordability gained through the rate decreases.

According to a recent snap survey, done by the Homenet group, under 10 percent of clients said they would be willing to accept less expensive finishes and fittings in a new home, for example, or be prepared to buy an older house in need of maintenance, as a trade-off for more affordability.

Only a quarter of those polled said they would be willing to buy a smaller house to save money, although about 30 percent were prepared to accept a smaller stand than they had originally envisaged in order to do so Just over one third of the respondents said they would be prepared to buy a house further from shopping and entertainment facilities if it was more affordable, but only a quarter of potential buyers were prepared to accept a longer drive to work every day to buy a cheaper home.

These results suggest that most buyers currently would rather take on more debt to get exactly what they want in a home than compromise in order to keep the cost – and their monthly repayments – down.
Not surprisingly, good security featured high on the wish lists of all the buyers polled by Homenet, and most respondents said they were actually prepared to pay a premium for homes in secure estates or limited-access suburbs.

Leaving costs aside, the survey also found that families with children and younger buyers favored bigger homes closer to shops, schools and the work place even if they had to sacrifice some quality. Older respondents, childless couples and single people tended to favor high quality over location.

What does 2004 hold for the property market?

What’s in store for property in 2004? Will interest rates continue to fall? Will prices continue to rise? Will investors find tenants? Here are Property24’s predictions for the year ahead:

*  Interest rates should drop by at least another percentage point during the first quarter of the year, taking the mortgage “base rate” to 10,5 percent and into the single-digit range for borrowers who qualify for preferential rates from lenders. However, both rates and inflation are likely to start rising later in the year and homebuyers should be extremely wary of over-committing themselves financially while rates are low.

* Falling returns on savings and other types of investments will strengthen private investor interest in all types of property, including commercial buildings such as retail centers and office blocks.

* Stock markets will remain volatile and convince many current investors who turned from equities to bricks-and-mortar to stay in the property market. However, with the rate of growth in home prices already slowing down, the number of short-term speculators is likely to decrease.

* Population growth, economic empowerment and increasing prosperity will sustain demand among owner-buyers in established markets.

* New residential property markets will continue to be opened up by mining and industrial ventures, tourism and infrastructure development, and activity will be less concentrated in the main metropolis.

* Security and personal safety will remain major purchase motivators and the percentage of purchases in gated communities will rise.  Stand prices in such  developments are, however, likely to come under pressure in the first half of the year as speculators bail out.

*  Decreasing affordability towards the end of the year will stabilize the rental market.
* The process of buying a home will become more standardized as government seeks to clamp down on money laundering and, in terms of the Financial Intelligence Center Act, requires estate agents, attorneys and lenders to record considerable information about all parties to property sales. The increased formality will also mean greater protection for the consumer against fraud and could serve to make homebuyers more aware of the serious nature of property sales contracts.

* Increased consumerism will play an increasing role in homebuyers’ choice of loans and lenders. The focus will broaden to include service as well as interest rates. This will boost the role of mortgage originators as knowledgeable intermediaries.

* The real estate industry will become more representative of the general population, with an increasing number of black agents operating in the mainstream and not just in the former townships.

* Large real estate groups will show further growth as they apply economies of scale to their operations, particularly in regard to technology. Balancing this, however, will be the emergence of agents or agencies specializing in certain market niches such as first-time buyers, sectional title, retirement homes and investment property management.

* With 2004 being an election year, the labor-intensive construction industry is likely to benefit from increased government spending on both infrastructure and housing projects.

Be aware of your cell phone at the pump

The Shell Oil Company recently issued a warning after three incidents in which mobile phones (cell phones) ignited fumes during fuelling operations.

In the first case, the phone was placed on the car’s trunk lid during fuelling; it rang and the ensuing fire destroyed the car and the gasoline pump. In the second, an individual suffered severe burns to their face when fumes ignited as they answered a call while refueling their car. And in the third, an individual suffered burns to the thigh and groin as fumes ignited when the phone, which was in their pocket, rang while they were fuelling their car.

Mobile Phones can ignite fuel or fumes. Mobile phones that light up when switched on or when they ring release enough energy to provide a spark for ignition. Mobile phones should not be used in filling stations, or when fuelling lawnmowers, boats, etc!

Mobile phones should not be used, or should be turned off, around other materials that generate flammable or explosive fumes or dust, (i.e. solvents, chemicals, gases, grain dust, etc.)

To sum it up, here are the Four Rules for Safe Refueling:

1) Turn off engine.
2) Don’t smoke.
3) Don’t use your cell phone - leave it inside the vehicle or turn it off.
4) Don’t re-enter your vehicle during fuelling.

Touareg proofs it’s metal in Dakar Rally

Touareg (feed that to you spell checker) was launched by VW in America in 2002, it is on its way to SA early this year and it competed in the Paris to Dakar Rally for the first time this year.

Bruno Saby finished sixth overall and Jutta Kleinschmidt also performed very well. It shows great thread to the more established SUV manufacturers like Jeep, BMW, Toyota, Nissan and Mercedes Benz.

The two race cars that competed in this years rally was build in a record time of less than seven months by VW in Wolfsburg Germany. It has an all wheel drive system, composite carbon bodywork based on a steel space frame and was powered by a diesel engine with more than 170 kW. “What how ever puts the Touareg in its own class is the ingenious weight distribution.” Said Jutta Kleinschmidt while testing in Morocco

Taking on the biggest and most grueling race in the world, that covers two cotenants and stretches over seven countries, for the first time is no easy task. That is why VW called in the help of former Dakar champions, Jutta Kleinschmidt(2001) and Bruno Sabby(1993) to drive for them. They also did rigorous testing in the desert in Morocco before the start of the race and it sure paid of.

It will be interesting to now how the Touareg performs once it is launched in SA later this year. Will it take the lucrative SUV market by storm, like it did the Dakar Rally?

Only time will tell.
